How You Know When It’s Time to Replace Your Roof

While we in Southern California don’t often have damaging weather like hail or heavy snowfalls like other parts of the country, we do have earthquakes and penetrating sunshine that can take their toll on your roof. So, let’s talk about how you know when it’s time to replace your roof. These signs will help you determine whether it’s time to replace or repair your roof.

#1. Consider the Age

When the estimated age of your roof is near the 20-year mark, an overhaul might be in order. Most asphalt shingles have a 25-year lifespan, but that time frame is shorter for materials exposed to excessive heat, poor ventilation, high winds, and falling debris like tree limbs.

#2. Are There Multiple Layers?

If your roof consists of multiple layers of shingles, you should consider installing a new roof. In most, but not all cases of multiple layers of shingles, the top layer was installed over the faulty or damaged material. The newest overlay could suffer damage from uneven base surfaces, cracks and lifting from high winds, and poor heat conduction.

Two or more roof coverings also add weight to the wood or steel beams supporting the shingles. Piling on heavy slices of asphalt can overload the structural components of your home, causing it to sag or collapse.

#3. Your Neighbors are Doing It

When you’re driving home and notice the large waste disposal containers, contractor vehicles, and pallets of wrapped materials in yards, it’s time to consider the same procedure.

Unless you have a new construction home in an established subdivision, it’s likely your home is around the same age as other homes in the area.

#4. You’re Missing Shingles

Missing shingles are more evidence that it’s time to replace your roof entirely. When shingles slide off or go flying in high winds, the likely cause is a breakdown in the adhesive strips or weak nails. Yes, you can repair small sections of rooftops with missing shingles, but that is not a permanent solution.

#5. There’s Water Damage

Evidence of water damage inside your home is a physical affirmation that replacement is imminent. When you look up at your ceiling and notice water stains, there is a leak somewhere. Loose or missing shingles will allow water inside your attic leading to water invasion.

Another cause leading to roof leaks are pests like squirrels and raccoons. Your home’s highest level is like a penthouse for these rodents. Small, cozy spaces with temperature controlled environments and consistent covering invite guests of the four-legged variety to move in and make themselves comfortable, wreaking havoc along their path.

These critters will chew through wood decking, rip through insulation, tear shingles and create large, gaping holes in your rooftop. Not only is this situation hazardous to the integrity of your home, but it is also a health disaster waiting to happen. #6. Things Are Getting Saggy

Another easily identifiable giveaway is a sagging roofline. If you can see an indentation, the time is nigh for a new roof. Sagging can be the result of shingle layers weighing down the boards, or other integral issues, like the invaders mentioned above.

Sagging is the precursor to collapsing, so when you can see low spots on your roof, it’s time to address structural issues at play.

#7. Mold is Growing

Mold, moss, and algae are signs of age, but not necessarily a sign you need a whole new roof. What you should watch for when mold and algae arrive are circulation problems in your attic. A well-ventilated attic and roof won’t hold moisture or heat like an ill-equipped roof.

Pay attention to your utility bills. Are they rising for no apparent reason? Your roof could be holding excess heat.
